Why probate houses
Alex didn’t set out to specialize in inherited houses. The first few came the way they come to every local buyer: a daughter out of state with her late mother’s house, a brother and sister who hadn’t spoken in a decade and now co-owned a duplex. What he noticed was that nobody was helping these families with the actual problem. Agents wanted a clean, empty house. Attorneys wanted a retainer. The national “we buy houses” companies wanted a signed contract and then disappeared when the word probate came up.
So the company built its process around the probate itself: a bench of Florida probate attorneys who could be engaged within a day, a title company fluent in estate closings, and a simple rule — the buyer pays for the probate, and it never comes out of the family’s proceeds. Later came the harder cases: houses whose owners died with no family anyone knew of, which Alex tracks down heirs for; fractional interests nobody else would buy; houses full of belongings, behind on taxes, occupied by someone who wouldn’t leave.
On Tampa Bay 28
That work caught the attention of Tampa Bay 28 (WFTS, the ABC station for Tampa Bay). Reporter Michael Paluska has featured Alex three times: on an abandoned St. Petersburg “zombie house” whose owner’s death went unnoticed for years (May 2024), on a ride-along with St. Petersburg Police enforcing Florida’s new squatter law the day it took effect (August 2024), and on the same house after a full renovation by a local investor (January 2026). The stories are linked below; they are the best way to see who we are.
How we work
- You talk to Alex. The number on this site rings his desk, not a call center.
- Honesty over the deal. If listing with an agent would net you more, we say so, in writing.
- Everyone gets the same information. Every heir receives the same offer and the same explanations.
- We buy directly. Not an agent, not a national call center.
- Local. Office at 2529 Central Avenue, St. Petersburg. We buy across Florida, but we are from here.
What we buy — and don’t
Single-family houses, duplexes, triplexes and fourplexes, small apartment buildings, and commercial property, in any condition, anywhere in Florida. We do not buy condos, co-ops, or mobile and manufactured homes; if that’s what you inherited, call anyway and we’ll point you to a buyer who does.
